We have begged and pleaded with Village homeowners to go online to arrange for guests and vendor access. Still, the HOA (your neighbors) is helping pay for a small number of homeowners who phone in their guests and do not go online to arrange for their guests’ access. It’s costing us hundreds of dollars each month.
The board will begin enforcing the call-in policy that permits members to make four (4) call-ins per month at no charge. On the fifth call, you will be billed $20. On the 11th call, you’ll be billed another $20, on the 21st call, you’ll be billed another $20 and so on at 10-call increments.
Please use the online system at www.czmaster.org. It’s easy! Let us know if you need help and board member Donnelle Koselka will assist you in setting up your account.
Good news! The OCFA has rescinded its declaration that Village streets are fire lanes. After reviewing documents on file with the county, the OCFA has determined that since our tract dates back to 1969 it is not subject to the Uniform Fire Code that was adopted in 1978. Our own Jim Evans spent half a day at county offices and found the same documentation (thanks Jim!).
Now, before you rush out to leave your car parked on the street all day, let’s remember a few things: 1.) our streets are still narrow and difficult to navigate when cars on parked on them, and 2.) there is still no street parking between midnight and 6 a.m.

We have been able to hold our dues at $84 per month for four years. Due to the damage from the December rains, which totaled about $185,000, and increases in prices in our costs, we need to do a mid-year budget adjustment. The board looked at numerous scenarios for raising funds to rebuild our reserves and to cover our month-to-month expenses while still keeping dues affordable.
